Changes in legislation means that since 2008 every seller needs a Home Information Pack (HIP) in order to market their home.
The HIP needs to include:
The HIP is about 130 pages and is held by us electronically on our web site for buyers and solicitors to inspect if they wish.
From 6 April 2009 the HIP MUST be complete and available when a property is placed on the market, It is now an offence to market a property which does not have a completed HIP.
We DO NOT provide HIPS ourselves – unlike many corporate firms who ‘tempt’ owners with a free HIP –only to demand £500 when the owner wishes to withdraw or change agent.
We have several HIP providers available who can produce Home Information Packs in under a week – so that there is no undue delay in marketing a property.
Many methods of payment , including a ‘deferred payment’ option and a ‘free HIP with conveyancing’ option have been arranged for our clients. The HIP – from Martin Treasure’s suppliers – is always the property of the owner, not the agent. SO , if for any reason a seller wishes to end an agency the HIP is ‘portable’ and belongs to the client.
The HIP has a ‘shelf life’ of 12 months and can be ordered on- line at the time of agreeing terms with us, so that by the time our details are prepared and approved by you, the HIP is ready.
